It Makes The Assignment Contractual, And That Client Would Be Entitled To Between 3-5 Different Properties Which Suits The Description In Terms Of [LOCATION,BUDGET,SPECS OF PROPERTY] Visuals Of The Property In Terms Of Pictures And Videos Will Be Sent To Client For CONFIRMATION AND AFFIRMATION Then The Next Step Will Be Payment Of The Retainer Fee Upon Which Arrangement Will Be Made For Viewing In Accordance To The Time Schedule Of Client.

The Initial Property Viewed And Inquiries Made By Potential Client On The Website Or Other Social Media Which The Agency Is Showcase Upon Which I Was Contacted By The Mediums Available To Reach Me DO NOT ATTRACT ANY FEE WHATSOEVER. THE DEDUCTIBLE FEE: The Retainer Fee Is Deductible From The Commission After A Deal Is Closed, Meaning After A Client Sign THE RETAINER FEE AGREEMENT And A List Of Properties( Between 3-5 Different Properties) Which Suits His DESCRIPTION Is Sent To Him And He Makes His Choice And Close A Deal, The $200 Retainer Fee Is Deducted From The 3% Commission If It's A Selling Property And 10% If It's A Rental Property.

In A Worse Case Scenario A Client Will Get A Minimum Of 3 Properties, The Most Important Factor Is Properties Suiting The Description Of The Client. The Best Case Scenario Is A Client Getting A Maximum Of 5 Different Properties That Suits The Description.
Note:
The Only Time A Client Should Pay For The RETAINER FEE Is After Visuals Of Property Is Sent To Client And Client Is Satisfy With Visuals, Thus When Payment Is Made. After That Level Viewing Date Can Be Arranged In Accordance To Client's Schedule.
